This package includes the inspection and required repairs (labour only) of identified faulty findings. All required replacement material is not included in the cost of any packages and will be billed separately. A detailed list of the required materials will be provided to be signed off by a customer before any replacements. A final invoice for the materials cost along with supporting documentation (purchase orders or receipts) will be issued to the customer upon completion of the work.
Exterior:
- Inspect & repair all stairs railings for proper operation
- Inspect all walkways & paths on sides of home for clear operation
- Inspect & repair all gates for proper operation
- Inspect foundation for settling, cracks & possible leaks & caulk/seal small areas only
Interior:
- Inspect & repair all doors, tracks, hinges and hardware
- Inspect & repair all windows & screens for proper operation
- Hang & install mirrors or pictures in drywall
- Repair any kitchen/bathroom cabinetry for proper operation
- Repair & install towel bars & grab bars
- Repair any drywall cracks or holes smaller than 2″ and repair
- Inspect & repair all baseboards and window trims
Kitchen and Bathroom:
- Check bath vent fans for proper operation
- Inspect appliances for leaks or movement
- Inspect all sink traps for leaks & clogs
- Inspect & repair shower doors for proper operation
- Inspect & repair any missing grout in showers
- Inspect & repair any caulking around tubs, showers, counters, vanities, sinks
- Inspect & repair disposals for leaks and proper operation
- Inspect & repair faucets for leaks and proper operation
- Inspect & repair sinks for leaks and proper operation
- Inspect & repair toilets for leaks and proper operation
Mechanicals:
- Inspect & repair GFCI’s
- Inspect Smoke & CO Detectors for batteries and proper operation
- Check & replace lights bulbs
- Inspect Sump-pumps for proper operation
- Inspect & repair light switches for cracks in plastic and loose housings
